Building Surveyor (Bath)


The councils is looking for a temporary building surveyor for 4 months. Its an immediate start the job detail are below. You should have worked in a similar capacity previously. The main aspects of the job are 1 inspect and assess the condition of premises (including void properties) identifying defects hazardous materials health and safety hazards regulatory compliance and other deficiencies. desk-top appraisal of property condition and related documentation. full condition survey assessing and prioritising condition items in accordance with current criteria identifying responsibility for repair and source of finance (eg revenue or capital. 2. To carry out annual property visits checking on the clients management of the property regulatory compliance giving advise and reporting on findings. The annual visit will require the same tasks as the full condition survey but not carrying out a full condition survey but checking condition data on site to remove completed items and add significant new items or changed items and feedback to ensure Orms are updated. The primary reason for the visit is checking that health and safety regulatory matters are understood and being addressed and advising the client on their responsibilities. 3. Where necessary and appropriate take asbestos samples 4. Where urgent works are identified arrange for them to be addressed including where necessary issuing orders for maintenance works to contractors checking and agreeing invoices analysing and approving the works undertaken 5. Have an awareness of new regulations relating to the condition or management of properties and reflecting these in annual visits and full condition surveys. 6. To ensure that services are delivered within the available fee. 7. To ensure compliance with all health and safety requirements. 8. To ensure compliance by the Council with the statutory requirements in respect of Listed Buildings and Scheduled Ancient Monuments managing the undertaking of conservation works in accordance with all conservation area planning and building regulations and all legislation and regulations relating to construction. Membership of the Rics or other recognised appropriate professional body. Alternatively considerable relevant knowledge in building surveying (particularly maintenance or condition) to a minimum of Rics Apc level.
